Lake Charles, LA—The Louisiana Housing Corporation (LHC) has taken a significant step towards enhancing the living conditions of senior citizens in the area. They have provided funding to initiate the construction of a senior citizen housing development, offering 117 housing units in the heart of the Lake Charles area.
Morningside at Gerstner Place will offer support services to senior citizens 55 years of age and older living in the affordable housing complex. The services include outreach engagement, advocacy, and case management. Those living at Morningside will also have access to a fitness room, a picnic area, a pickle ball court, a paved walking trail, a library reading room, and a swimming pool.
"This is the second groundbreaking we have done in Lake Charles, and to us, this is a prime example of what affordable housing should look like, giving one of our most vulnerable populations a chance to obtain safe and affordable housing in Louisiana," said LHC Executive Director Marjorianna Willman. "The month of May recognizes the importance of affordable housing month, so breaking ground on a second development in one week is a huge accomplishment for us.
LHC Board of Directors awarded $16,187,521 of Community Development Block Grant (CDBG) funds from the PRIME-2 NOFA funding round in April of 2023. LHC also awarded $2,750,000 through the Emergency Rental Assistance Program
and $1,643,000 through the Low Income Housing Tax Credit Program (LIHTC).

Morningside at Gerstner is expected to be completed in 2025.
The developers of this new construction project are Thomas Delahaye and CST Land Developers, LLC. The Architectural Studio will be the architect. Block Builders, LLC is the Builder and contractor. CST Multifamily Group, LLC will run the management company.
